Bian is an associate in the corporate team.

She has experience in real estate-related transactions including conveyancing, sale and purchase of shares in property holding companies, development and redevelopment, financing and re-financing, mergers and acquisitions, property joint ventures, disposals and tenancy matters in respect to commercial, residential and industrial properties.

Her practice also covers land related litigious matters, in particular compulsory sale for redevelopment application under Cap 545 of Hong Kong Laws, and recovery of possession of real estate properties.

She has advised a number of Hong Kong listed land developers and major international banks.

Assisted a Hong Kong listed land developer with strong presence in Hong Kong and Mainland China in 13 compulsory sale for redevelopment applications, each site was ordered for auction at auction price between HK$120 million to HK$1.5 billion.

Assisted the Hong Kong branch of an international bank for general corporate lending and construction loan, which include: a) a Hong Kong listed company for its acquisition of an industrial building in Kwun Tong. The loan value was approximately HK$250 million; b) a subsidiary of a Hong Kong listed company for its acquisition of a hotel in Tai Kok Tsui (the Tai Kok Tsui Hotel). The loan value was approximately HK$480 million; and c) an offshore company for its acquisition of 49% equity in a Hong Kong company holding assets in Hong Kong and the PRC of more than HK$1.2 billion.

Assisted the Hong Kong branch of an international bank for general corporate lending and construction loan, which include: a) a subsidiary of a Hong Kong listed company for its construction of a building in Wellington Street. The loan value was approximately HK$200 million; b) a subsidiary of a Hong Kong listed company for its construction of a building in Tung Street. The loan value was approximately HK$400 million; c) a Hong Kong listed company for its construction of a hotel in Tsim Sha Tsui. The loan value was approximately HK$280 million; d) a land developer for its acquisition of a site in Des Voex Road West. The loan value was around HK$250 million; e) a listed company for construction of a site in Quarry Bay. The loan value was approximately HK$200 million and the facilities were secured by a PRC property; and f) a hotel for refinancing and financing its general working capital. The loan value was approximately HK$120 million.
