I have recently managed to sell my Yorkshire grouse moors and have been lucky to have had Withers helping me. The team of Bertie Hoskyns-Abrahall and Rebecca Spencer fully understood all the specialist problems and presented the 6000 acre estate, which had plenty of 150 year old mapping problems, in a simple and attractive format which sold itself in a speedy and trouble-free manner. From our first meeting to the exchange and completion they were a pleasure to deal with.

Advising several Estates on all aspects of their property work, in conjunction with the private client team, who advise on the tax side. The property work includes advising on the option and lease of renewables sites, advising on farming tenancies, the first registration of various unregistered properties, the sale of cottages on the Estate, the purchase of farm land, the negotiation of a telecommunications leases and other ad hoc matters, as and when they arise.

Advising on the purchase of a large country house and land in Surrey, which was an ‘arts and crafts’ period listed building which is located in the middle of a private estate. Our role involved negotiating and agreeing the contract for the purchase of the property, considering the listed building and planning aspects of the sale, advising on access to the property through the private estate and common land, and on the SDLT treatment of the purchase.

Advising on the purchase of an estate in Northumberland. The listed property comprised a house, cottages and farmland. As well as negotiating the contract for the purchase, we reviewed the farming arrangements in order to deal with their novation on completion, together with the various farm subsidies in place on the land.

Me in a minute

I was drawn to law by a love of digging into things

As an archaeology graduate, I think I was drawn to law by a love of digging into things and fitting pieces of a puzzle together to build up a picture. Rural property law in particular allows me to do that every day (in a metaphorical sense!), such as when I research tricky areas of agricultural law to answer clients’ queries and when I undertake due diligence on properties which our clients are selling, buying and leasing.

I’m a keen museum-goer and love to travel both in the UK and to far-flung places. I enjoy skiing and running (I ran the London Marathon - slowly - in 2015) and I spend as much time in the great outdoors as I can. I’m also a member of a very competitive pub quiz team, which is good training for the yearly Withers landed estates Christmas quiz.
