Acting for Bukit Batok Development Pte Ltd, a wholly owned subsidiary of Allgreen Properties Limited in their development sales of PAVILION PARK. This is a landed housing development comprising a total of 423 units of 3-storey terrace houses and 128 units of 3-storey semi-detached houses at Bukit Batok Road.
Acting for Sophia Residence Pte Ltd, a wholly owned subsidiary of Guocoland Limited, in their development sales of SOPHIA RESIDENCE, their luxury condominium development (5 blocks with a total of 272 blocks) built on the site of Sophia Court, nestled within the prime residential enclave of Mount Sophia in District 9.
Acting for Greatearth Developments Pte Ltd, a joint venture between United Engineers Developments Pte Ltd and Greatearth Construction Pte Ltd in the development sale of PARK CENTRAL @ AMK, their residential project at Ang Mo Kio under the Housing & Development Board’s Design-Build-And-Sell Scheme (comprising 578 units).
Acting for UE Development (Bendemeer) Pte Ltd as their lead legal advisors in their development sales of EIGHT RIVERSUITES at Whampoa Road. This condominium project with both flat units and strata terraces was the first development to be launched using the new format developer sale documents under the amended Housing Developer’s Rules a few weeks prior to the required commencement date.
Acting for Kolette Pte Ltd, a wholly-owned subsidiary of CSC Holdings Limited, in their joint venture with SB (Westpoint) Investment Pte Ltd, a wholly-owned subsidiary of Soilbuild Group Holdings Limited, in their 71-unit terrace factory development project WEST POINT BIZHUB at 94 Tuas South Avenue 2.
Advising and acting for the Civil Aviation Authority of Singapore in respect of the restructuring of its land matters for its corporatisation exercise in 2009 and in respect of its land matters at Changi Airport since corporatisation.
Advising and acting for the Land Transport Authority in their Licence Agreement and Easement in respect of their Boon Lay Bus Interchange located within ‘The Centris’, a development by Prime Point Realty Development Pte Ltd.

I instinctively try to look at matters from my clients' perspective
I handle real estate matters which I like to refer to with a smile as ‘happy legal work’ - where my clients are either happy to part with their money for real estate, or happy to part with their real estate for money.
A firm believer and practitioner of the ‘golden rule’, I instinctively try to look at matters from my clients’ perspective so that I advise my clients the way I would like to be advised – in perfectionistic detail and with the required practicality to make implementation of the problem solving advice as hassle-free as possible - in short, with client friendly advice in plain English.
My curious investigative streak coupled with my meticulous application of a generous dose of common sense help me to sift through lots of technical information provided by my clients, make sense of it and raise enough clarification queries to their various consultants to be able to put together either credible cases or clearly drafted contracts as my clients require.
In my spare time, I indulge my love for the English language and English literature by reading, watching plays, musicals and movies with my daughter. At work, I apply it in my drafting of painstakingly crafted impassioned correspondence to various government authorities and other parties to set out my clients’ appeals, as well as, the practical resolution of the defect complaints faced by my developer clients. Never one to take things merely at face value, I remember fondly the time where my dogged determination to find a ‘win-win’ solution for my clients and their purchaser enable me to raise numerous detailed queries which ultimately helped my developer clients’ architect to come up with a practical solution of cross-ventilation which solved a purchaser’s mold problems in her apartment and resolved her defect complaint.
