Represented real estate agents and/or salespersons in a series of high profile disputes arising from so called "2-step 99-1" residential property transactions in Singapore, involving allegations of illegal stamp duty avoidance and misrepresentations in connection with the structuring of property purchases. The matters typically involve claims against property agencies, individual salespersons and conveyancing law firms, raising recurring issues on the scope of advisory duties, reliance, causation and loss following IRAS enforcement action. The work includes defending salespersons and related parties in complex, fact heavy litigation, with overlapping factual matrices and legal issues across multiple proceedings. Battery Energy Storage System (BESS) case
Federal Fire Engineering Pte Ltd v Eigen E&C Pte Ltd & Others [2025] SGMC 72: Successfully acted for Eigen in its counterclaim for damage to a BESS unit caused by a third party service provider during the commissioning of the said BESS unit. This is the first BESS dispute case in Singapore.
Cambodia shopping mall dispute
Advised and acted for a Cambodian entity in an SIAC arbitration against another Cambodian entity on disputes arising from a development and sale of a shopping mall in Cambodia contract valued at S$5 million.
Disciplinary proceedings
Representing and advising real estate professionals in disciplinary proceedings before the disciplinary tribunal and appeals board.
Mining dispute
Advised and acted for a Mongolian copper/gold mine owner in an SIAC arbitration against a Chinese entity on disputes arising from a breach of a joint venture agreement valued at S$500 million.
Misrepresentation and conspiracy claim
Broadley Engineering Pte Ltd v Award Engineering Pte Ltd & Anor [2026] SGMC 33: Successfully defended a real estate salesperson in a claim and counterclaim for misrepresentation and conspiracy in relation to a tenancy of a worker's dormitory. This case is the first reported Singapore case to consider whether a principal may be liable for deceit where he fraudulently causes an innocent agent to make a false representation to a third party.
Personal injury claim
Low Woon Hong v Lim Chun Yong [2026] SGHC(A) 4: Successfully represented the Appellant in a personal injury claim and reduced the award by SGD 1.3 million at the Appellate Division.
