Japan has been leading real estate headlines with reports that total foreign investments into Japan's real estate market had risen 45% in the first half of 2023 compared to the same period last year. Singapore is reported to be the largest cross-border real estate investor in Japan as at August this year, with about S$4.1 billion invested in the country.

The nuances of Japanese real estate investments, coupled with emerging trends, call for a comprehensive understanding. But while savvy investors may be familiar with the TMK structure, TK/GK structures, and other acquisition methods, the real challenge remains in deciding on the most suitable structure for each unique situation.

Session 2: Singapore Investment Funds for APAC Real Estate Investment

Singapore’s asset management industry enjoyed a bumper year with 16% year-on-year growth in 2021 to S$5.4 trillion in 2021. Most recently, in 2022, AUM in Singapore reported a 10% dip against a reportedly less rosy economic landscape. Despite a challenging international investor environment, Singapore remains a very attractive jurisdiction among global asset managers and investors and in 2022, 76% of AUM was sourced from outside Singapore, and 88% of total AUM was invested outside Singapore. The thriving Asian markets will continue to provide ample opportunities for fund managers looking to base their operations and invest in the region.
