Vivienne is an attorney in both the private client and tax and real estate teams.

As a part of the private client and tax practice group, she focuses on international tax, trust, and estate planning for families with US persons or ties with the United States. She advises clients in the creation and administration of wealth planning structures that are tax efficient while reflecting long term goals in the protection and succession of wealth in multi-generational families. She also advises individuals on bringing their US tax and reporting obligations into compliance as well as US pre-immigration and expatriation planning.

Vivienne’s historical background is rooted in real estate acquisition and development projects, spanning Asia and the US, including, but not limited to, resort and hospitality, residential, commercial, mixed-use, agricultural, PGA designated golf course, F&B projects, entertainment parks, planned communities, and medical/biotech facilities. She brings her personal first-hand experiences to the Withers real estate practice group and regularly assists private individuals with establishing custom US real property investment structures in line with achieving overall tax and succession planning objectives while ensuring that the underlying real estate transactions are conducted with the utmost due diligence and care — backed by generations of practical knowledge, insights and experiences.

Vivienne is admitted to practice in the State of California and the State of New York. She is a member of the Real Property Law, Taxation, as well as Trusts and Estates Sections of the State Bar of California and New York State Bar Association. Vivienne was founder and president of the Santa Clara Real Estate Law Society (2008-2011) and has been an active member of the Urban Land Institute. She is a licensed real estate agent in the State of California.

My life story is about turning crises into opportunities

I always thought that I would operate a resort and spa along the white sandy beaches of Hawaii ‒ to share with others the happiness of my home. I was always drawn to the calm, warmth, and peace ‒ the Aloha. However, family calamity, callousness, and stresses in Asia were always drawn to me.

The Chinese word ‘Crisis’ comprises ‘Wei (danger)’ and ‘Ji (opportunity).’ My life story is about turning crises into opportunities; preventing recurrences of family disputes through good trust and estate planning practice; assisting those who, similar to my parents, seek to immigrate to the US and provide a better future for their children and do so with careful and well thought out pre-immigration planning in place; and more.
