• Advised a financial institution that focuses on real estate investment advisory services on the inclusion of addressing global warming clauses in the building management contract in Japan with a service company. The contract took into account Government of Japan Ministry of the Environment’s Law Concerning the Promotion of the Measures to Cope with Global Warming and the Green Lease Guide, and addresses obligations of the owner and service company with global warming countermeasures that include but not limited to reducing energy consumption of the building, maintaining environmental performance and improving the health and comfort of the building’s residents.
• Represented one of Asia’s largest alternative investment management firms in the acquisition and financing of the Pacific Century Plaza Marunouchi building.
• Represented middle-east and an East Asian sovereign wealth funds in each of their first acquisitions of real estate in Japan.
• Represented a leading Japanese financial institution in the financing of the restructured ANA hotel portfolio.
• Represented several investors in the structuring, acquisition, operation and disposition of the Mitsubishi Fuso Truck and Bus sale and leaseback transaction over a 10-year period.
• Represented the Japanese asset manager in the disposition of a US$1 billion portfolio of real estate by Astro Japan Property Trust to Blackstone.
• Represented PAG’s real estate investment funds on transactions in Japan, the US, China, Hong Kong, Singapore and Vietnam.
• Represented one of the largest developers in Singapore since their entry into the Japan real estate market, on its managed REIT, representing over US$3 billion in real estate in Japan.
• Advised a Singapore-listed company and Southeast Asia’s largest private healthcare provider on the inclusion of energy efficiency and environmental protection clauses in the building lease agreement for an eldercare facility in Japan. This is a first-of-its-kind contract for the company in Japan, taking into consideration its environmental social philosophies. These considerations include but not limited to data privacy, attainment of environmental certifications, reporting, monitoring or evaluating the environmental risks of the building and the establishment of environmental targets to counter global warming.
• Represented top tier hedge fund managers in providing ongoing compliance and regulatory support for their Japan operations.
• Represented an international multi-strategy asset manager establish its operations in Japan and seek various financial instruments dealer registrations.
• Represented one of the largest developers in Asia in respect to its many investments in commercial, retail, hospitality assets in Japan.
• Represented an investment management services firm, which has over US$11 billion in AUM, in its corporate matters and acquisition of properties across Japan.
• Represented a private investment firm by providing regulatory advice and ongoing compliance support to their Japan matters.
• Represented one of the premier UK based real estate/asset management firms, which has over GBP350 billion in AUM, in various Japanese regulatory matters including the registration applications to the Japan regulator.
